New Build Construction

New build, or new home construction can be an amazing experience for Buyers as the variety of floor plans, options, upgrades, and location allow for some level of customization. Many Buyers may not fully understand the process of home construction, or that the sales agent in the office solely represents the Seller (aka The Builder). In normal resale transactions Buyers and Sellers typically have a Realtor representing their needs, expectations, and fiduciary interests. If a Buyer were to visit a builder’s sales office or model complex without a Realtor representing them…then they stand alone against the Seller/Builder when things don’t go exactly as expected.

FIND THE RIGHT HOME

Our team members work to create connections with builders in a “regionalized” approach, so that wherever our clients are searching for a new build…we know what is available and have already established a relationship with those sales agents in that area.

CONTRACT

When a Buyer has identified a community, builder and floor plan they want to purchase…our team members will take the time to review and help our clients understand the important aspects of that builder’s specific purchase contract. Although we are not likely to amend their contract, knowing what to expect or identifying contract “concerns” can help Buyers feel more comfortable in their purchase.

OPTIONS/UPGRADES

Identify the floor plan that suites your lifestyle needs, configure the layout based on optional changes, and upgrade the interior at the builder’s design studio.

INSPECTIONS

We recommend having a 3rd party home inspector come to the property in a 3-stage approach.

  • Frame Walk – “Pre-drywall” to ensure what is installed between the walls and ceiling is done to code and per our workmanship requirements for the Registrar of Contractors.
  • Pre-closing – Completed 7-10 days before closing to identify and provide the builder’s contractors time to correct prior to closing.
  • 11-Month – Just before the builder’s “1-Year” warranty concludes, this is an opportunity for the Buyer to get a full inspection of the home and add in any items that they have found to be an issue while living in the home. That report is then handed off to the builder to make corrections needed per the findings.

CLOSING

Our team members make consistent inquiries during construction with the builder’s sales and construction team so our Buyers know what to expect. With new build construction, delays and mistakes are inevitable…but getting the full and truthful story with updated timelines at least make the issue more manageable.

Once the home is complete, we will be there to answer the questions we can and also help ensure the closing takes place on time and as it should.
